As the Financial Planning Service is in place to guide clients through their financial planning journey, our Mortgage Advice Service is designed to take clients through the stages of the mortgage term. The five stages of our Service are set out below:
1. Fact Finding
Stage 1 – Fact Finding
Phase one is built around gaining a full understanding of a client’s circumstances. We will conduct an initial meeting, at no cost, in order to explain how we will work and answer any questions. At this stage, we will also conduct a detailed Factfind in order to build a picture of a client’s full circumstances and objectives.
Stage 2 – Product Analysis & Presentation of Key Facts
Once we have established your objectives we will then use this information to review the whole of the market on the client’s behalf in order to find the best mortgage available to you. We will then set time aside to meet up again and explain, in full detail, the key features and benefits of our recommendations.
Stage 3 – Applications
Once we have made our recommendations and the client is happy to proceed with the advice, then we will begin the application process. This will include;
- Acquiring a decision in principle from the lender.
- Acquiring and analysing all necessary supporting documentation and providing this to the lender.
- Dealing with any issues that may arise during the application process, such as property down-valuations or the request of additional supporting documents.
- Acting as a contact point between the Estate Agent, Lender and Solicitor on behalf of the client, ensuring that all parties are ahead of schedule and the process remains on track.
- We will provide both the client and any other related parties with regular updates to ensure that the entire application process is conducted as smoothly as possible.
Stage 4 – Offers
Once an offer has been issued then we will check it to ensure that it is correct and still relevant to the needs of the client. When required we will forward a copy of the offer to any other relevant parties and liaise with the solicitor to ensure that completion is reached within the desired timescales.
By completion, we will have discussed and made recommendations with regards to filling any potential insurances gaps that a client may have such as life assurance, critical illness cover and unemployment cover.
We can also ensure that buildings & contents cover is on risk by the date of completion, leaving the client with one less thing to worry about.
5. Ongoing Support
Stage 5 – Review
Once the mortgage has completed we will remain proactive in keeping the client abreast with any relevant information such as interest rate changes or redemption period changes. A minimum of three months before the end of the specified product rate we will be in touch to arrange a review meeting in order that the client can continue to remain in the most advantageous financial position relative to their circumstances.
